For property managers, owners and asset managers, that record helps with owner reporting, deposit and damage decisions, and confirming completion without a drive-by. If we find damage, hazards or maintenance issues, we note and photograph them for you. Property checks Vacant properties need eyes on them. Alongside trash-outs and cleaning, we can perform property condition checks and report what we find, with photos. What we accept and what we can't take We accept nearly everything left in a property: furniture, mattresses, household goods, clothing, bagged trash, spoiled food, boxes, yard debris and electronics. We cannot remove: • Biohazards, including bodily fluids and hoarding situations involving biological waste • Chemicals and hazardous materials • Paint, solvents and other flammable liquids • Fuel, gasoline cans and propane tanks • Asbestos or materials suspected to contain asbestos • Medical waste and sharps (needles, syringes) • Firearms and ammunition • Explosives, fireworks and similar items Large appliances that contain refrigerant (refrigerators, freezers, AC units) may require special handling for disposal. If we find an excluded item on site, we leave it in place, photograph it and let you know. How it works 1. Send the request: address, access, photos if you have them, and your deadline. 2. Get a clear quote: we scope the volume and give you a price before work begins. 3. We clear and clean: items are removed and the space is swept. Cleaning follows if you ordered it. 4. You get photos: before and after, plus anything we flagged. Important note We remove items only from properties where you have the legal right to authorize removal.
